Homes started developing in the late 90’s and continue to develop in this area, creating a mix of newer and older homes. Good parking and non congested streets in this area. Close by amenities include a 7-11 convenience store, easy access into Heritage Park Trails, playground, public soccer field and a full size skating rink.

Brookwood, Spruce Grove

Majority of it constructed in the 1970’s. This means big streets, big yards, back alleys, overall lots of room for getting around and parking. This neighborhood is walking distance for kids to multiple schools and amenities within short walking distance include playgrounds, outdoor ice rink at Broxton school and convenience stores. Very nice neighborhood with mature tree growth and nice looking yards all around.
With older homes comes less efficient construction like 2×4 walls, lacking insulation in ceilings and basements foundation walls that have not been insulated. However this is not on all properties. But good to keep in mind when buying a home.

Ranks in Tyson’s TOP 5 neighborhoods of Spruce Grove
This is one of the best communities in Spruce Grove for location near by amenities. This older area includes some of the largest lots in the area. Some of which are near 0.5 acre in size. Development started before the 60’s and went into the 70’s
This is a large spanning neighborhood close to Spruce Grove’s core downtown. There are many amenities to walk to including Century Crossing which has shopping, restaurants and a movie theater. Also this neighborhood is near Broxton Park School, Central Park, Heritage Trails, outdoor ice rink and a tobogganing hill. For most amenities close by you can’t beat this area.
The downside is you won’t find those glorious kitchen pantries, large en-suites or attached garages in these older areas.

City Center

This is the oldest residential part of Spruce Grove, homes in here range from pre 1950;s to after 1970. Some homes in here have already been knocked down and replaced. Very walk able area, it features large yards and lots of parking. Because of the age of the homes in here extra caution should be taken when it comes to due diligence and property inspections.
Some areas in here have been re-zoned for commercial use or infill housing. A great place to live with close access to Spruce Grove’s largest medical facility. This is also home to the only adult living condo building in Spruce Grove. Windsor Estates. City Center has also close access to walking trails, parks and shopping.
